Our Story

Hi, I'm Ler Jun Hui, a fully CEA-licensed property agent, and I started HouseGuru. For over ten years, I’ve been in sales and service—looking after more than 10,000 customers across my other, non-property businesses. One thing stuck the whole time: people don’t mind paying for value. What they mind is being overcharged for it. When I became an agent, I looked at the numbers and couldn’t unsee them.

The Problem — And Why It's Nobody's Fault

To sell a $1.6 million home, the commission can be more than $30,000. That's a lot of money for work that, these days, doesn't really need to cost so much. Let me be clear about one thing first — this is nobody's fault. To get a home sold, agents advertise on portals like PropertyGuru. Over the years, that advertising has become very expensive. And remember, most agents have no basic salary. They pay thousands out of their own pocket, with no promise it ever comes back. At the same time, the portals are genuinely useful, and their costs are going up too. So nobody here is the bad guy. But we all know how it works: when costs go up and it's nobody's fault, somebody still has to pay. Usually that somebody is you, the homeowner — and it's quietly built into that 2%. So I asked a different question. Not "how do we pay the agent less?" but "how much do we really need to keep a good agent — and can we save on everything else?"
